Enjoy the best elements of rural living alongside the ease of being on the doorstep of a vibrant regional city.
Surrounded by national parks, humming towns and foodie trails, Tamworth is a tree-change destination with big city benefits. Industry, education and infrastructure are all in abundance in the region, and the state government has flagged it as a critical regional city for the future with both funding and facilities being funnelled its way.
This property is under four kilometres from the city centre, and less than four minutes to the hospital. You can have your pizza and groceries delivered directly to your home, the garbage collected by council and the school bus stops right out front. The property has reliable mobile phone reception and great internet service too.
Yet, Marengo is a resolutely rural property where you can own a few horses or cattle and host parties in the old woolshed. The impact of the original property on Australian livestock is significant: former owner Arthur Godlee engineered a new sheep breed, "The Gromark" on this property in the 1960s. 241 Daruka Road is the final and best release of acreage from the original property, which has been gradually subdivided by the current owners over 30 years.
The remaining 67 acres is fenced into five main paddocks carrying approximately 15 cows and their calves. Infrastructure includes a four bay machinery shed, a tack shed with a day yard ideal for horses, and an old wool shed with stock handling yards. Paddocks are watered through a well placed stock dam, various troughs and a permanent spring fed creek that runs through the property.
The Federation homestead, circa 1912, has features typical of the era: high ceilings, a central hallway, the original brick chimney, and a wide sun-catching verandah. The mantle around the fireplace was purchased from the Megalong Valley. It was hand carved by a convict cabinet maker who is said to have arrived on the first fleet, for his client a leading figure of early colonial New South Wales, William Wentworth (1790-1872), for his daughter.
The deck off the dining room overlooks a shaded garden underneath Jacaranda trees, and the outdoor wood fired BBQ is the original stove from the kitchen. Because it is the original homestead, the likes of the kitchen need modernising, but the home is ready-to-move-in with evaporative air conditioning, split system, and fireplace, plus the house runs on rainwater. Thanks to excellent infrastructure, a solar powered bore pumps water to the tank before gravity delivers it to the house meaning the standard costs of accessing and pumping water are negated.
The property sits atop a hill, and provides an enviable vantage over the district. Sunrises, sunsets and views enjoyed from the hill at the back of the property across to Tamworth City, Winton and Bithramere towards the western plains are extraordinary. You can clearly see the fireworks on new years eve.
"Marengo" at 241 Daruka Road in North Tamworth offers hill-top vistas, history and a home that gives you countryside coupled with convenience.
After thirty fulfilling years at Marengo the owners have purchased elsewhere, and it is time to move on. Offers prior to auction seriously considered.
