This magnificent parcel of land combines history, nature, a stunning environment and picture postcard location with water views ensuring it is a unique offering for a buyer wanting something special and different. To fully appreciate the natural beauty of this extensive block we suggest you contact the agent to arrange a private inspection.
North facing and situated down the Channel region, 40 minutes drive south of Hobart at Birchs Bay, the package is 50 acres (21 hectares) divided into 2 titles, each therefore with 25 acres and each with its own building allotment of approx. 5 acres.
The views are amazing, taking in the River Derwent, Bruny Island, Birchs Bay and the Dentrecasteaux Channel. But if the views and location are not enough to woo you, then the history and natural values, flora and fauna native to this region will certainly close the deal.
In spring expect a display of beautiful bulbs on the old house site that was on the front 25 acres. Bricks, stone and metal pieces remain of the home from the early 1900s and horse and donkey shoes pop up from time to time.
Across the parcel has been found six unique sets of vegetation communities, 12 Eucalypt forests and open grassy woodlands including native heath land at the front end of the block. It also features large old blue-gums, unique to this area, which are home to the critically endangered swift parrots. These birds come to Tasmania every summer to this grouping of blue gums to feed on its blossoms.
The land which has been organically managed for 20 years also provides a special habitat to the endangered Tassie Devils, with evidence of a population around the waterhole and tracks.
The natural values have been recognised through a Conservation Covenant registered on the title which ensures its values are protected into the future. The land is managed under the Nature Conservation Act 2002 through the protected areas on Private Land program as part of Australias Natural Reserve System.
This area also pre-dates Port Arthur. In fact convicts worked the land in this area extracting timber to build early government buildings in Hobart Town and at Port Arthur prior to its opening.
So buyers will be sharing their backyard with unique flora and fauna, effectively being custodians to land and playing a special part in helping species to survive into the future.
It will also be a wonderful playground, artists retreat, bushwalkers dream or simply for the family to live, relax and enjoy living history.
A folder of local history, details of previous owners in the 1920's and books on house ideas will be part of the sale.
