The price is not an error!

Sitting on a fully fenced 1010 sqm level block of land on the high side of the street is this good-sized four-bedroom home. It is located just two blocks from the centre of town in one direction and the same to the school and the sporting grounds in the other.

Built in the 1950's this elevated Queenslander has new windows all around. It has high ceilings in the main house and a solid timber kitchen, with good natural light and plenty of cupboards. It needs a bit of a spruce up but it should clean up okay. The roof appears to be in good condition and there is a double carport on the side. Underneath is fully concreted with solid concrete piers which appear to be in very good condition with concrete blocks and breeze blocks enclosing the space and making it secure for storage. The laundry is down here as is the hot water unit which also looks reasonably new.

The issue with this house is the bathroom which is in very poor condition structurally. It is an add-on at the back of the building and sits on solid concrete piers and hardwood bearers that all look very solid. From there up it gets shackey. It would be advisable to build a new bathroom under the original roof line and there is plenty of room to do it. Being highest the plumbing is readily accessible. Once this is done you might demolish the structure above the bearers and use the piers and bearers as the foundations for a deck. This bathroom would be serviceable while you build a new one.

Add the cost of a new bathroom to the listing price and you still end up with a very cheap house.

This probably will sell very quickly.
