Quality, early selection, well farmed

'Gardens' offers a strong selection of productive soils being mostly 'Salmon gum' and 'York' loams and clay/loams with quality open valley floor rising in topography to the south end of the property. Crops and pastures this season show the high production potential of the farm and an inspection will impress. Our sellers have indicated 613 hectares as arable based on their up to date spray records.
In the last seven years 600 tonnes of lime has been top dressed and has outstanding soil test results that are available to prospective purchasers. The new owners can have confidence in the amelioration history and high production crops and pastures.
Typical fertiliser application is 70kg of K-Till Extra on lighter soils, 50kg of Agstar Extra on medium/heavy soils. Flexi N rates of between 80-130ltrs/ha. All pastures and canola spread with 60-100kg of Superphosphate.

Fencing is well above average and the farm is fenced into seven paddocks with a centre laneway system running north south allowing easy movement of livestock but also ensuring all weather access for large machinery and trucks. 'Gardens' is connected to the scheme water supply by one meter in the north east corner of the farm and this supplies livestock water but also 42000 litre capacity of boom-fill scheme water storage.
This season there are impressive stands of Vetch and Cadiz pastures with grasses controlled totalling 190 hectares in readiness for the 2023 cropping season.
'Gardens' is located 20 kilometres south of Kellerberrin and 17 kilometres north of Shackleton and is bordered on the east by Kwolyin East road and north by Daadenning Creek road and is enjoying another great season.

The property is sold 'Subject to subdivision' with an expected settlement in March 2023. The owners have made application to subdivide a small bush area with a cottage from the north-east corner of Lot 237 and a portion from the southern end of the property to align it with existing paddocks. Approval is expected this calendar year with titles available for transfer by March 2023.
