We are currently seeking a female tenant for the bottom floor of our split-level home. It is fully self-contained and includes a combined kitchenette/lounge room, large bedroom with generous walk-in wardrobe and a bathroom. There is also space and plumbing in the shared garage for your washing machine etc, plus a small private courtyard to hang clothes and relax.

Included downstairs is:
*Securely locked door to your part of residence through the shared main access point of house (front door).
*Large bedroom with ceiling fan, ducted air-conditioning, data port. Room for desk, TV etc.
*Very large walk in robe.
*Large ensuite with shower, toilet, mirror and vanity.
*Combined kitchen & loungeroom:
-Kitchen includes, sink, extendable tap, microwave cove, portable induction cooktop, range hood, plenty of cupboards and drawers, space for medium size fridge.
-Loungeroom includes data point, ceiling fan, ducted air-conditioning.
*Laundry space in shared garage with hot and cold water inputs for washing machine, and waste water disposal.
*Shared front porch (we don't use this but do need access).
*Court yard area with clothes line (we only need access to maintain and water plants).

All expenses are included in your weekly rent. Including water, gas, electricity, internet. No exterior maintenance is required.

Special conditions:

Access to top floor is strictly prohibited unless in the case of an emergency.
Fortnightly cash payment of rent, one week in advance.
Bond is $1600.
Tenant must be working full time. No students, part-time/casual workers, unemployed etc.
This lease would not suit someone who is a night owl and/or someone who wishes to have people over all the time.
Please note this rental is for one person only.
Female only.
Six-month lease to begin with (if everything goes well within that period we'd definitely extend the lease and for a longer time period).
The application will require proof of income, proof of work status and ongoing employment, rental history checks etc.

We (the landlords) are a couple, male & female, living upstairs and understand there are a few conditions but we'd prefer just to find the right tenant the first time around rather than wasting everyone's time.
