'Harbrook Farm' presents an excellent opportunity to secure a medium scale, mixed farming property in a reliable rainfall area of WA's northern wheatbelt.

Situated 13km northwest of Binnu (27km by road), 'Harbrook' consists of 2,407ha of predominantly yellow sandplain soils with minor areas of sand over gravel on a flat to gently undulating landscape. The property was originally timbered with native pine, pear tree and banksia.

Enterprise choice is a key feature of' Harbrook'. Up to 2,122ha is continuously cropped to wheat & lupins, while a further 285ha is sown to a mix of Rhodes and Gatten Panic perennial grasses which currently supports 65 Santa Gertrudis heifers.

Harbrook is subdivided into 32 paddocks ranging from 27 to 184ha with efficient AB lines consistently exceeding 1km, while more than 21km of developed gravel roadways enable the ease of grain and heavy vehicle movements.

Fertiliser inputs are carefully managed to soil type requirements, with 85kg/ha DAPSZC/MOP blend (10P, 15K) applied at seeding, supplemented by granular NS mixes post emergent. Manganese is applied annually in the lupin rotation to ensure ongoing residual benefits, while modern chemistry is utilised for effective weed control. These practices underpin the long-term wheat and lupin yield of 1.68t/ha and 1.15t/ha respectively.

Infrastructure is well maintained and commensurate to the property. A fully enclosed 22m x 16m general purpose shed and 11m x 16m workshop are complemented by three strategically located rolling roof fertiliser sheds and approximately 190t grain storage over 5 silos.

The neat presentation of the property extends to the well-appointed 3-bedroom, 2 bathroom brick & zincalume homestead. Built in 1994, the residence contains all the features expected for comfortable family living.

Binnu (BOM station 8010) has an annual mean average rainfall of 340mm, while coastal locations such as Lynton (BOM station 8075) located 30km southwest of 'Harbrook' has an average of 390mm. Anecdotally, neighbouring properties have a long-term average of 360mm. Binnu West (DPIRD Station B1002) has recorded 511mm for 2024, with 480mm since 1st April.
